We aim to provide an efficient and economical conveyancing service to both our established clients and any new clients.

It is essential that anyone purchasing or selling a property receives good advice and professional scrutiny of all aspects of the purchasing, selling or remortgaging of a property.

It is important that we identify any potential problems with a transaction and advise our clients the best resolve and cover all legal aspects to remedy and prevent any future legal issues.

Accessibility For All Potential Clients

We are a High Street Practice which not only caters for Personal clients but also distance conveyancing by post or e-mail but the service remains the same.

We have many established clients who already do this. We remain personable and you are able to speak to your Solicitor or one of their experienced Assistants.

We have to satisfy certain criteria on identification of clients but we are able to comply with this with the services of other agencies normally without any additional costs to you. We are required to do this by legislation to prevent Money Laundering, Mortgage Fraud, and Taxation Evasion and also to comply with legislation under the Proceeds of Crime Act.

What Are Our Charges

We are able to provide competitive quotations for your transactions which include all costs. There are no hidden charges because we hope you will return to us for future business as well as recommending our services to your family and friends.

The only exception may be complicated leasehold transactions where the amount of work is unknown at the outset but we would give an indication of final costs on the foreseen time and documentation involved.

Our Procedures

From the outset we will advise on the procedures involved and we will keep you updated throughout the transaction, advising you on any information we receive and where necessary forwarding you copies of documents for your perusal.

We liaise with mortgage providers on your behalf and where necessary we can provide Home Information Packs for sellers from the outset.

Are We Charging for Unnecessary Services

Regretfully the government has introduced legislation which from the outset we believed was flawed and may now prove to be so. Although legislation covers some areas of Home Information Packs, other voluntary documentation is not and advice should be sought so that your costs as both a seller and purchaser are not unnecessarily inflated.

Unfortunately some mortgage lenders may not accept all searches and reports provided by the seller of a property without further research being carried out on your behalf as a buyer, particularly when the report may have been commissioned a considerable time before your accepted offer for a property or where something has been identified as adverse and may be of concern and risk to the lender.

The lender will normally commission a Surveyors report. You may wish to rely upon the findings of the report or obtain an independent report yourself, so that you may be entirely satisfied that any problems should be identified.

We may also advise that it may be unwise as a purchaser to rely upon a report provided by a seller which may not disclose all important information.

We are also required to hold Professional Indemnity Insurance for the risks of conducting property transactions and giving advice. Our insurers likewise expect us to provide a quality service and advice to minimise any risk to our clients.

We can only apologise should you have to pay for these extra charges as we do not make any additional profits whatsoever. We always endeavour to give professional advice and provide you with a premier service and minimise unnecessary costs.

Receiving Your Instructions

As soon as we receive your instructions we will advise you with our client care letter of any costs which may need to met and received from you at the outset to enable us to proceed with the transaction, i.e. Relevant Search Fees may be applicable.

When we receive information from the third parties involved we will give an indication of the timescales involved before completion of the matter.

Where a Sale or purchase is unable to proceed

There are occasions, which can be for a number of reasons, when a sale or purchase may fall through and you are unable to complete the transaction.

We will advise you in our Client Care Letter at the outset of our charges in such cases dependent upon the amount of work which had been done at the time the transaction was unable to proceed.
